HOW ICE DAMS DESTROY FINNISH EAVES & THE ENGINEERING FIXES

1. The Three Ingredients of an Ice Dam

An ice dam cannot form without three distinct environmental conditions occurring simultaneously:

• Snowpack on the roof: A blanket of snow acts as a thick thermal insulator over the roof surface.
• Attic heat loss: Warm air from the living spaces rises into the attic cavity due to the stack effect and warms the roof decking above 0°C.
• Sub-zero cold eaves: The roof overhang (räystäs) extends past the exterior wall and is unheated, remaining well below 0°C.

2. The Destructive Backup Cycle

When the warm upper roof melts the bottom layer of snow, liquid meltwater trickles down the slope beneath the snow blanket. The instant it reaches the cold unheated eave and cold metal gutter, it freezes instantly into solid ice. Hour after hour, layer by layer, a solid ice ridge builds up. Liquid meltwater pools behind this ice wall. Because water cannot penetrate down into the frozen gutter, it pushes backward under roofing tiles, penetrating underlayment membranes and soaking into mineral wool insulation.

3. The Three Engineering Solutions

Permanent remediation requires a combined architectural approach:

1. Ventilated Soffits & Attic Air Sealing: Seal all ceiling penetrations (pot lights, attic hatches) and ensure continuous cold airflow from soffit vents to ridge vents.
2. Arctic-Gauge Seamless Gutters with Slope: Ensure gutters are pitched accurately (3mm per meter) toward downspouts with zero sagging sections where stagnant pools can freeze.
3. Self-Regulating De-Icing Thermal Routing: Lay continuous heating cables in a serpentine pattern along the eaves and downspouts to melt channels through the ice before pooling occurs.
